Operating Engineer
Full-time: Sunday – Thursday
Location: Whippany, NJ
Salary: $25.00 - $30.00 h/r

JOB SUMMARY:

We are seeking a skilled and experienced Operating Engineer to maintain the operation, maintenance, and repair of critical building systems including HVAC, electrical, plumbing, and fire/life safety systems. The ideal candidate will perform regular preventative maintenance, respond promptly to emergencies, and ensure the continuous, efficient, and safe operation of building infrastructure. Utilizing advanced diagnostic tools and technologies, you will proactively identify and resolve system issues, while maintaining detailed records and reports of all maintenance activities. This position is part of our collective bargaining unit.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Operate, maintain, and repair various building systems, such as HVAC, electrical, plumbing, and fire/life safety systems

· Perform regular preventative maintenance and inspections to ensure that systems are in good working order

· Respond to emergency situations and take appropriate action to resolve issues and minimize damage

· Monitor building systems and use advanced technology to identify and diagnose issues

· Communicate effectively with tenants and other stakeholders to resolve issues and ensure customer satisfaction

· Keep detailed records of all maintenance and repair activities, and prepare reports as needed

· Stay up to date on industry trends and best practices, and continuously improve knowledge and skills

QUALIFICATIONS & SKILLS

· Certification from a recognized Operating Engineer apprenticeship program

· Experience with a wide range of construction and industrial machinery

· Strong understanding of mechanical, electrical, and hydraulic systems

· Excellent problem-solving skills

· Ability to work in various weather conditions and challenging environments

· Strong communication and teamwork skills

· Knowledge of safety protocols and regulations

· Proficiency in using diagnostic tools and software

· Ability to lift heavy objects and perform physically demanding tasks

· Willingness to work flexible hours, including nights and weekends

· High school diploma or equivalent, with technical training or certification in building systems operation and maintenance

· 5+ years of experience in operating and maintaining building systems

· Ability to read and interpret blueprints, schematics, and technical manuals

· Strong communication and interpersonal skills, with the ability to work effectively with a team and to manage complex projects

· Ability to work independently and make decisions quickly and effectively in emergency situations

· Proficiency with computer-based building management systems, such as Tridium and Niagara

· Physical ability to perform manual labor and to climb ladders and work in confined spaces
