ESSENTIAL FUNCTIONS:
- Maintains good tenant and member relations through prompt and courteous response to requests or work orders within the guidelines set forth by JCC.
- Performs general maintenance and operation of all building equipment, including HVAC systems, plumbing systems, electrical systems, lighting systems, dock equipment, building automation systems, etc.
- Monitors systems for potential problems (or existing problems) and formulates solutions to present to the Maintenance Supervisor for appropriate action.
- Completes all maintenance in a safe manner. Identifies and reports areas of concern or best practices.
- Emergency Response Duties – position is considered “on call" for any site emergencies.
- Maintains ethical, professional and courteous relations with contractors.
- Acts as a team member with all employees of the management staff.
- Purchases parts and supplies according to company policy as directed by the Maintenance Supervisor.
- Attends weekly team meetings and complies with all written JCC policies and procedures.
- Preserves the integrity of all mechanical spaces.
- Executes preventative maintenance responsibilities including record keeping.
- Walks up and down stairs or ladders for inspections and emergency procedure practice or implementation.
- Capable of climbing ladders to adjust airflow and make inspections above the ceiling.
- Detects emergency alarms - auditory and/or visual.
- Inspects machinery and building, including rooftops.
- Ability to work weekends, some nights and extended hours as needed.
ESSENTIAL PHYSICAL ABILITIES:

While performing the duties of this job, the employee is regularly required to see, read, talk, and hear. The employee is frequently required to stand; walk; use stairs; climb ladders; get on hands and knees; use hands and fingers, handle or feel; and reach with hands and arms. On a less frequent basis but still essential must be able to lift up to 50 pounds. Capable of utilizing scissor or boom lifts.
ESSENTIAL KNOWLEDGE AND SKILLS:
- Reads and understands equipment instruction manuals.
- Uses proper English when interacting with tenants and members.
- Communicates essential information needed for decision-making.
- Interprets a variety of instructions furnished in written, oral or schedule form.
- Understands basic building system design and operation, i.e., fire system, domestic water system, HVAC system, plumbing and electrical distribution system.
- Identifies and resolves mechanical problems.
- Able to read and interpret blueprints and schematics.
REQUIRED EXPERIENCE AND EDUCATION:
- Proficiency in one trade area preferred i.e. HVAC, plumbing, carpentry, electric.
- Detail oriented and well organized, with ability to plan projects, activities and schedule several months in advance.
- Provide excellent customer service and team support. Dedicated to punctuality, reliability, friendliness and helpfulness.
- Professional in appearance, manner and tone.
- A team player who possesses the ability to work in a collaborative environment.
- Must have valid Texas driver’s license and reliable transportation.
- Ability to effectively and professionally communicate with client contacts.
- High School Diploma or GED required.
