WHAT YOU WILL DO:

The Maintenance Technician will be responsible for the general maintenance and repair of Myrtle Oaks Apartments and Egret Apartments' common areas, exterior grounds, and apartment units. The technician performs duties under the supervision of the Director of Housing.

  • Receives and prioritizes work orders for general repairs and completes repairs as received; documents progress and completion
  • Performs general upkeep and maintenance of the building interior and exterior grounds (including preventive maintenance)
  • Supports turnover of vacant units in partnership with contractor(s) and vendors
  • Evaluates HV/AC equipment and conducts basic mechanical/electrical troubleshooting
  • Order and maintain replacement and spare parts for the facility and equipment
  • Service refrigerators and stoves as needed
  • Visually inspect and test electrical outlets yearly throughout the complex
  • Receives, verifies, and counts inventory and direct purchases
  • Able to work on emergency calls
  • Supports the supervision and completion of capital projects by outside vendors as directed by the Director of Housing
  • Coordinates and supervises the completion of work by outside vendors as needed (e.g., plumbers, electricians, etc.)
  • Travels between Heron (Tampa) and Egret (New Port Richey) to complete necessary maintenance as directed by the Director of Housing
  • Completes and remains current on all relevant Fair Housing, HUD, and Gulf Coast JFCS training
  • Participates in staff meetings and staff development opportunities

WHAT YOU WILL NEED:

  • High school diploma or equivalent and maintenance certification, highly desirable, plus five (5) years' experience working as a maintenance technician who oversees apartment and or large residential facilities.
  • Experience in general repair and maintenance work
  • Ability to coordinate sporadic high levels of activity and work under deadlines.
  • Ability to work overtime, if needed
  • Ability to lift and/or move items in excess of 50 pounds
  • Must adhere to safety guidelines
  • Ability to stand, bend, lift, and move frequently around a large property for prolonged periods of time
  • Ability to deal professionally and effectively with employees, agency managers, housing residents, and contractors.
  • Ability to establish and maintain essential forms, files, and records.
  • Must have a valid driver's license and auto insurance coverage.
